Our client is a reputable Mechanical Contractor based in New Westminster specializing exclusively in commercial tenant improvement (TI) projects. They deliver a consistent pipeline of work through repeat clients and negotiated projects, including well-known organizations across office, retail, and hospitality sectors. Projects are typically smaller in size but high margin, allowing for a fast-paced and dynamic workflow.

About The Opportunity
This is an opportunity for an experienced Mechanical Project Manager.  You will be responsible for pricing work, supporting business development efforts, and managing projects through to completion. The role offers a high level of autonomy and is best suited to someone who is self-sufficient, motivated, and eager to grow within the business. The position also offers strong exposure to repeat clients and the opportunity to help expand the company’s pipeline through relationships and industry connections. This opportunity is available to candidates based in Vancouver, New Westminster, Surrey, Langley, Burnaby, Coquitlam, Delta, Richmond, North Vancouver, and Maple Ridge.

About The Position
  • Manage mechanical construction projects from pre-construction through commissioning and closeout, ensuring delivery on schedule and within budget.
  • Develop and maintain project schedules, budgets, forecasts, and resource plans to achieve project objectives.
  • Coordinate with clients, consultants, general contractors, subcontractors, and suppliers throughout the project lifecycle.
  • Oversee procurement of mechanical equipment and materials, including reviewing quotations, issuing purchase orders, and managing delivery schedules.
  • Administer contracts, change orders, RFIs, submittals, shop drawings, and project documentation.
  • Lead field teams, superintendents, foremen, and subcontractors to ensure efficient project execution and labour productivity.
  • Monitor project costs, track financial performance, and prepare progress reports, forecasts, and monthly billings.
  • Ensure all mechanical installations comply with project specifications, applicable codes, quality standards, and client requirements.
  • Support and enforce health and safety programs, conduct site reviews, and address project risks and operational challenges.
  • Coordinate system testing, commissioning, start-up, and project closeout activities while maintaining strong client relationships and stakeholder communication.
The Requirements
  • 5+ years’s experience as a Mechanical Project Manager.
  • Strong experience in commercial tenant improvement projects.
  • Comfortable managing projects through full lifecycle devliery.
  • Strong communication and relationship building skills.
Compensation
  • Salary: $100,000 - $130,000
  • Performance-based bonus potential
  • Extended Health & Dental benefits
  • Three weeks' vacation
