Our client is seeking a Property Accountant to manage full-cycle accounting for a mixed portfolio of residential and commercial properties.
This role acts as a key partner to Property Managers and ownership groups, ensuring accurate financial reporting, strong controls, and efficient day-to-day operations. You’ll gain exposure to both established residential assets and an expanding commercial portfolio, making it ideal for someone looking to broaden their experience.
The position is hands-on and operational, with involvement in onboarding new properties, reviewing leases, and supporting process improvements as the business continues to grow.

About the Role
Our client is seeking a Property Accountant to manage full-cycle accounting for a mixed portfolio of residential and commercial properties.
This role acts as a key partner to Property Managers and ownership groups, ensuring accurate financial reporting, strong controls, and efficient day-to-day operations. Responsibilities
- Manage full-cycle accounting across a portfolio of residential and commercial properties
- Prepare monthly financial statements, reporting packages, and owner distributions
- Perform reconciliations across trust, tenant, and owner accounts
- Complete CAM reconciliations and property tax recoveries (commercial portfolio)
- Partner with Property Managers on budgeting, forecasting, and variance analysis
- Process NR4 remittances, tax slips, and annual summaries
- Maintain trust accounts, ensuring accuracy and regulatory compliance
- Review and manage lease data, including escalations, renewals, and assignments
- Support onboarding of new properties, including system setup and process implementation
- Handle tenant move-outs and security deposit reconciliations
- Prepare year-end working papers and assist with audit processes
- Respond to internal and external stakeholder inquiries
- Identify and implement process improvements as the portfolio evolves
- 2–5+ years of property accounting experience (residential required, commercial preferred)
- Experience with property management systems such as Yardi (Breeze or Voyager)
- Strong understanding of full-cycle accounting within a property environment
- Exposure to CAM reconciliations or willingness to learn
- Knowledge of BC trust accounting (BCFSA) is an asset
- Advanced Excel skills (pivot tables, lookups, etc.)
- Highly detail-oriented with strong organizational skills
- Ability to work independently in a fast-paced, evolving environment
- Strong communication skills with the ability to work cross-functionally
- Proactive mindset with a focus on continuous improvement
- Salary: $65,000 – $80,000 + discretionary bonus
- Full-time, permanent position
