Our client is a reputable Mechanical Contractor based in New Westminster specializing exclusively in commercial tenant improvement (TI) projects. About the Opportunity
This is an opportunity for an experienced Mechanical Service Manager.  The role offers a high level of autonomy and is best suited to someone who is self-sufficient, motivated, and eager to grow within the business. The position also offers strong exposure to repeat clients and the opportunity to help expand the company’s pipeline through relationships and industry connections.

This opportunity is available to candidates based in Vancouver, New Westminster, Surrey, Langley, Burnaby, Coquitlam, Delta, Richmond, North Vancouver, and Maple Ridge.

About The Position
  • Oversee the day-to-day operations of the mechanical service department, ensuring projects and service work are delivered safely, efficiently, and profitably.
  • Manage and support a team of service technicians, coordinators, and administrative staff, including scheduling, performance management, and development.
  • Coordinate preventative maintenance, repairs, troubleshooting, and emergency service work across commercial, industrial, and institutional facilities.
  • Develop and maintain strong relationships with clients, building owners, contractors, consultants, and suppliers.
  • Review service requests, assess project requirements, and ensure appropriate labor, materials, equipment, and resources are allocated.
  • Monitor service contracts, budgets, labor costs, and department profitability, identifying opportunities to improve efficiency and revenue.
  • Prepare, review, and approve service quotes, estimates, change orders, and work orders.
  • Coordinate with project management and estimating teams to identify new service opportunities and support business development.
  • Ensure all work complies with applicable codes, regulations, safety requirements, company policies, and quality standards.
  • Track project and service performance, resolve issues and client concerns, and ensure work is completed on schedule and to a high standard.
  • Oversee subcontractors, suppliers, and vendors as required, ensuring quality, pricing, and timelines are maintained.
  • Support continuous improvement initiatives, including developing service procedures, improving workflows, and implementing preventative maintenance strategies.
The Requirements
  • 5+ years’ experience as a Mechanical Service Manager.
  • Strong experience in commercial tenant improvement projects.
  • Comfortable managing projects through full lifecycle delivery.
  • Strong communication and relationship building skills.
Compensation & Benefits
  • Salary: $100,000 - $130,000, commensurate with experience
  • Performance-based bonus potential

  • Three weeks’ vacation.
