TI Superintendent

Our client is a boutique general contractor building out a dedicated Tenant Improvement (TI) division in Vancouver. They’re selective about the projects they take on and are focused on quality delivery, strong planning, and clean site execution.

The TI group is currently lean and growing. Joining now gives you the chance to get in at the ground level as the project pipeline converts and the team scales.

ABOUT THE OPPORTUNITY

• Direct-hire TI Superintendent role based in Downtown Vancouver & Burnaby.
• This is a highly visible “face of the company” position. Communication, organization, and site presentation are critical—this environment will not work for someone who runs a messy or unstructured site.
• Near-term pipeline includes:
  • Project 1 $2M Commercial TI project in an occupied building with noisy work performed after hours.
  • Project 2: Higher-end office / finish TI (reception, 3,000 sf $1.5M). More sensitive environment; majority of work completed after hours with some daytime finishing.
• Shift expectations: the first project starts on evening shifts (roughly a 6–7pm start for an 8-hour shift) and can transition more to daytime once past the noisiest phases.

ABOUT THE POSITION

• Lead day-to-day site execution for TI projects: trade coordination, sequencing, quality control, safety, schedule, and site logistics.
• Maintain short-interval planning with consistent 2–3 week lookaheads, using the baseline schedule as a starting point and adjusting as site conditions change.
• Act as the primary onsite representative with clients, trades, building stakeholders, and occupants as required.
• Use the client’s core tools for project delivery and field execution (Procore for project management and SiteMax for employee hours/time tracking).
• Support the growth of a new TI group and take on expanded leadership responsibility as projects scale.

THE REQUIREMENTS

• Proven TI superintendent experience (TI background is preferred over multifamily for this hire).
• Hands-on carpentry background is a strong asset (lean team, practical site needs, and occasional misc scopes to oversee).
• Strong communication and professionalism; able to represent the company well onsite.
• High standards for site cleanliness, organization, and planning.
• Stable work history

COMPENSATION

• Base salary: $110,000–$130,000 
• Vehicle allowance
• Bonus: tied to individual, project, and company performance
