Our client is seeking a disciplined, hands-on Residential Property Manager to lead a dedicated 2-year asset repositioning project. Backed by direct support and resources from leadership, this role is designed for a proactive operator who takes total pride of ownership over their building.

Compensation
  • $80,000 - $100,000 annual salary, commensurate with experience

Responsibilities
  • Operational Ownership & Execution: Drive day-to-day building operations. Maintain a hands-on approach to ensure property standards are met, stepping in to directly handle turnover, unit prep, or emergency needs whenever required to keep project timelines on track.
  • Regulatory Compliance & Dispute Resolution: Lead all formal tenancy matters, hearing preparations, and proceedings with the Residential Tenancy Branch (RTB). Ensure 100% adherence to regional tenancy legislation.
  • Systems & Process Building: Establish and maintain meticulous document-tracking systems and audit-ready records from scratch to secure legal and operational outcomes.
  • Conflict & Dynamic Management: Firmly and professionally navigate complex, high-friction tenant situations with calm, de-escalating diplomacy.
  • Leasing & Community Reset: Oversee tenant intake, rigorous background screening, and onboarding to establish a high-standard community profile.
Qualifications
  • Pragmatic "Get It Done" Mindset: You take pride in physical and administrative outcomes alike and are motivated by seeing a project cross the finish line.
  • Tenancy Law Expertise: Strong, practical knowledge of local residential tenancy acts and RTB dispute resolution processes.
  • Meticulous Record-Keeping: Exceptional attention to detail in file management, evidence assembly, and timeline tracking for regulatory reviews.
  • Conflict Resilience: High emotional intelligence, composure under pressure, and firmness when enforcing lease agreements and property rules.
  • Collaborative Accountability: Self-motivated and proactive, with the ability to leverage team support effectively while taking full responsibility for on-site results.
  • Construction & Renovation Experience (Asset): Prior experience in construction management, general contracting, or general familiarity with property renovations and trades is considered a strong asset, though not strictly required.
