The Project Manager is responsible for the full lifecycle delivery of construction projects from pre-construction through turnover and warranty. The PM ensures projects are delivered safely, on schedule, within budget, and in accordance with design intent, contractual obligations, and company standards.

This role requires leadership, financial accountability, technical oversight, and proactive coordination of internal teams, consultants, trades, and stakeholders.

Responsibilities
Leadership & Professional Representation
  • Act as the primary representative of the organization in all project-related dealings
  • Maintain professionalism, transparency, and ethical conduct at all times
  • Lead and support Project Coordinators, Site Superintendents, and support staff
  • Mentor team members and support ongoing development
  • Conduct performance reviews (as applicable)
  • Serve as escalation point for project conflicts and decision-making
  • Support other project teams as required
  • Uphold fiscal responsibility and protect stakeholder interests
Pre-Construction & Budget Development
  • Lead pre-construction activities including:
    • Constructability reviews
    • Scope definition and gap analysis
    • Risk identification and mitigation planning
  • Manage trade pre-qualification and tendering process:
    • Validate bidder lists and invitations
    • Manage RFIs and analyze bids
    • Confirm scope completeness and pricing accuracy
  • Perform quantity take-offs and finalize tender analysis
  • Negotiate trade contracts and pricing
  • Prepare and issue project budgets for approval
  • Identify long-lead items and procurement strategies
  • Address project constraints early in planning
Scheduling & Lean Planning
  • Develop and maintain master project schedules
  • Coordinate sequencing with Site Superintendents and trades
  • Implement Lean Planning principles (pull planning, short-interval planning, constraint tracking)
  • Monitor progress and adjust schedules to meet key milestones
  • Identify efficiencies in sequencing, logistics, and manpower
  • Manage critical path and mitigate delays
Contract Administration & Procurement
  • Review and approve:
    • Letters of Intent (LOIs)
    • Subcontracts
    • Purchase Orders (POs)
  • Ensure scope completeness and proper contract requirements
  • Approve invoices and progress claims
  • Monitor project costs vs. budget
  • Maintain forecasting, cash flow, and variance analysis
  • Coordinate financial tracking with accounting
Change Management & Cost Control
  • Review and validate all change requests
  • Negotiate and issue change orders
  • Maintain change logs and cost tracking
  • Assess cost impacts of site instructions
  • Protect project budget through scope control
Document Control & Technical Review
  • Review and validate:
    • Site Instructions (SIs)
    • RFIs
    • Shop drawings
    • Submittals
  • Identify design discrepancies and constructability issues
  • Maintain accurate documentation and filing systems
  • Oversee project information systems and drawing updates
  • Maintain as-built documentation
Site Oversight & Superintendent Support
  • Conduct regular site visits to monitor:
    • Progress
    • Quality
    • Safety
    • Compliance with drawings
  • Coordinate complex scopes and site logistics
  • Support or assume Superintendent responsibilities when required, including:
    • Trade coordination
    • Scheduling enforcement
    • Site safety and logistics
    • Meetings and inspections
  • Address site security and damage issues as needed
Quality Control, Deficiencies & Turnover
  • Develop and execute turnover plans
  • Manage deficiency tracking and resolution
  • Oversee occupancy requirements
  • Ensure completion of:
    • O&M manuals
    • Warranty documentation
    • Closeout packages
  • Manage post-occupancy warranty and remediation
Stakeholder & Authority Coordination
  • Liaise with consultants, authorities, inspectors, and utilities
  • Manage permits, approvals, and system tie-ins
  • Coordinate tenant improvements and access requirements
  • Support building operations during occupancy
  • Facilitate access for prospective tenants when required
Reporting & Communication
  • Prepare and distribute:
    • Weekly updates
    • Monthly reports
    • Financial summaries
  • Maintain clear communication with all stakeholders
  • Share lessons learned across teams
Administrative & Supplemental Duties
  • Review and approve timesheets
  • Support COR and safety initiatives
  • Assist with post-occupancy feedback
  • Source and onboard new trades
  • Perform additional duties as required for project success
