This is an opportunity to put your property accounting expertise to work while gaining exposure to financial analysis, forecasting, and cross-functional collaboration.
About Our Client
Our client is a major real estate group known for developing, owning, and managing large-scale commercial properties and mixed-use communities across Canada. With an integrated platform spanning acquisition, development, construction, leasing, and property management, the organization takes a long-term approach to creating high-quality spaces and vibrant communities.
The company has an established commercial real estate portfolio, including major retail properties in Alberta, and is recognized for its attention to detail, innovative approach, and commitment to long-term asset performance.
The Opportunity
Our client is seeking a Senior Property Accountant to join its accounting team and manage the full-cycle accounting function for a portfolio of commercial properties. Reporting directly to the Accounting Manager, this role will focus on financial reporting, analysis, reconciliations, lease accounting, and property performance.
This opportunity is ideal for an experienced property accounting professional who enjoys working with commercial real estate assets, understands financial reporting requirements under ASPE and/or IFRS, and can manage competing priorities in a fast-paced environment. The successful candidate will work closely with property management, leasing, and corporate teams to ensure accurate financial information and meaningful reporting.
Key Responsibilities
- Manage the full accounting cycle for an assigned portfolio of income-producing commercial properties.
- Prepare and review month-end working papers, account reconciliations, and supporting schedules.
- Analyze monthly financial results and investigate variances against budgets and forecasts.
- Evaluate cash flow requirements and assist with forecasting and liquidity planning.
- Review commercial lease agreements and approve lease setups to ensure appropriate accounting treatment.
- Maintain and monitor co-tenancy and lease-related schedules.
- Prepare year-end financial statements in accordance with applicable ASPE or IFRS requirements.
- Complete annual Common Area Maintenance (CAM) reconciliations and oversee related tenant billings.
- Prepare quarterly financial reporting packages, including variance analyses and property performance reports.
- Partner with property management, leasing, legal, corporate accounting, and property administration teams to ensure financial matters are accurately reflected and communicated.
- Support special projects, financial analyses, and account reconciliations as required.
Qualifications & Experience
- Four or more years of relevant experience, ideally within commercial property accounting or commercial real estate.
- Strong understanding of financial reporting requirements under ASPE and/or IFRS.
- Experience with full-cycle accounting, month-end close, financial statements, reconciliations, and variance analysis.
- Knowledge of commercial leases, tenant billings, and CAM reconciliations is an asset.
- Experience with Yardi Voyager is a significant asset.
- Proficiency in Microsoft Office, particularly Excel.
- CPA designation or actively pursuing a CPA designation is preferred; candidates with strong, directly relevant experience may also be considered.
- Excellent organizational skills, attention to detail, and the ability to manage multiple deadlines.
- Strong communication and relationship-building skills, with the confidence to collaborate across departments.
- An outgoing, approachable personality and a proactive, solutions-oriented mindset.
Important: This role focuses exclusively on commercial real estate. Residential property accounting experience alone will not be the right fit.
Working Arrangements
- Location: Metro Vancouver, with proximity to major commercial real estate projects.
- Work Model: Primarily office-based, with flexibility in the working arrangement.
- Team Collaboration: Works closely with accounting leadership and Alberta-based colleagues supporting the commercial portfolio.
Compensation & Benefits
- Base Salary: $85,000–$95,000, depending on experience, with some flexibility for a strong candidate.
- Three weeks of vacation.
- Additional time off during the Christmas week.
- Additional company days around summer long weekends.
- Discretionary bonus.
- Extended health benefits.
- RRSP plan.
- Transit pass coverage or a contribution toward commuting costs.
Why Consider This Opportunity?
- Join an established Canadian real estate organization with a substantial commercial property portfolio.
- Take ownership of the accounting and reporting for income-producing commercial assets.
- Gain exposure to financial analysis, forecasting, and property performance reporting.
