Our client, a well-established real estate investment and property management firm, is seeking a dedicated and detail-focused Property Accountant to manage the full accounting cycle for a portfolio of commercial real estate assets. This role plays a key part in ensuring financial accuracy, supporting budgeting and recoveries, and partnering closely with property management teams.
Key Responsibilities:
- Own full-cycle accounting for a portfolio of commercial properties, including journal entries, accruals, ledgers, and bad debt provisions.
- Prepare monthly and quarterly financial reporting packages, budget variance analyses, and forecast updates in accordance with internal controls.
- Manage bank reconciliations and proactively resolve discrepancies.
- Liaise with property managers to reconcile tenant ledgers, investigate billing issues, and support collection efforts.
- Calculate and prepare year-end common area maintenance (CAM) and property tax adjustments, including tenant billings and rental notices.
- Support budgeting processes including recovery modeling and revenue forecasting for commercial leases.
- Reconcile recoverable expenses and monitor lease-specific terms for accurate tenant chargebacks.
- Assist in preparing audit documentation and year-end files for external auditors.
- Ensure compliance with internal accounting policies and external reporting standards.
Requirements:
- Diploma or Degree in Accounting, Finance, or related discipline.
- Minimum of 3 years of accounting experience, ideally in commercial property accounting, specifically either retail or office buildings
- Strong Excel skills and familiarity with property management or accounting software.
- Excellent communication, analytical thinking, and organizational abilities.
Compensation:
- $85,000-$95,000 + Bonus + Paid overtime!
