They deliver a consistent pipeline of work through repeat clients and negotiated projects, including well-known organizations across office, retail, and hospitality sectors. Projects are typically smaller in size but high margin, allowing for a fast-paced and dynamic workflow.

About The Opportunity
This is an opportunity for an experienced Estimator or Project Manager ready to step up, or an established PM/Estimator, to take on a hybrid role combining estimating, project management, and client-facing responsibilities. You will be responsible for pricing work, supporting business development efforts, and managing projects through to completion. The role offers a high level of autonomy and is best suited to someone who is self-sufficient, motivated, and eager to grow within the business.
The position also offers strong exposure to repeat clients and the opportunity to help expand the company’s pipeline through relationships and industry connections.
This opportunity is available to candidates based in Vancouver, New Westminster, Surrey, Langley, Burnaby, Coquitlam, Delta, Richmond, North Vancouver, and Maple Ridge.
About The Position
- Prepare detailed estimates and budgets for commercial TI projects
- Review drawings, specifications, and scope documents for risk and constructability
- Complete quantity take-offs and develop accurate pricing
- Solicit, analyze, and negotiate subcontractor and supplier pricing
- Identify value engineering opportunities and cost savings
- Prepare tender submissions and proposal documentation
- Manage projects from award through to close-out
- Coordinate with clients, consultants, landlords, and property managers
- Develop and maintain project schedules (fast-track TI environment)
- Administer contracts, RFIs, submittals, and change orders
- Monitor project costs, forecasts, and overall financial performance
- Support project close-out including deficiencies and turnover
- Build and maintain relationships with clients, brokers, and industry partners
- Assist with identifying and pursuing new project opportunities
The Requirements
- 3–8 years’ experience in construction estimating and/or project management
- Strong experience in commercial tenant improvement projects
- Ability to prepare accurate estimates, budgets, and cost forecasts
- Experience reviewing drawings, specifications, and subcontractor scopes
- Comfortable managing projects through full lifecycle delivery
- Strong communication and relationship-building skills
- Ability to work independently with minimal supervision
- Experience with software such as Procore, Bluebeam, MS Project, and Excel is an asset
- Existing industry relationships or ability to generate new business is a strong asset
Compensation
- Salary: $90,000 – $130,000 (depending on experience)
- Performance-based bonus potential
