Our client in SE Calgary is seeking an experienced and forward-thinking Controller to join their team on a fixed-term contract covering a maternity leave from January 2026 through April 2027. This fully in-office role offers the opportunity to lead a high-performing accounting team, oversee full-cycle financial operations, and support complex real estate–focused reporting requirements. The successful candidate will bring strong technical expertise, exceptional leadership capabilities, and the ability to guide a busy finance function through a period of transition and continued growth. Free onsite parking is available, though the location is not highly transit accessible.
Key Responsibilities
- Lead full-cycle accounting operations, including general ledger management, AP, cost accounting, and treasury activities.
- Oversee the monthly close process, ensuring timely reconciliations, accurate financial statements, and adherence to ASPE/IFRS (as applicable).
- Manage workflow planning, resource allocation, and day-to-day support for the accounting team.
- Partner with the CFO on treasury oversight, cash flow management, budgeting, and forecasting activities.
- Support mutual fund trust and real estate partnership reporting, including compliance requirements, year-end statements, NAV preparation, and workbook development.
- Maintain and update the project portfolio, including mortgage schedules, appraisals, and financing recommendations.
- Prepare mortgage requests and coordinate related documentation such as insurance certificates and lender materials.
Oversee financial operations for rental properties, including rent rolls, payment tracking, reconciliations, and variance analysis. - Manage corporate and partnership tax compliance, including T2s, T5s, T5018s, GST, and audit coordination.
- Lead annual audit and review engagements in collaboration with external partners.
- Prepare monthly management reporting packages and provide clear, actionable variance explanations.
- Identify and implement improvements to strengthen accuracy, efficiency, and internal controls.
- Mentor, coach, and support accounting team members in their professional development.
- Contribute to system enhancements and conversion projects, ensuring proper documentation and compliance.
Qualifications
- CPA designation required, supported by a degree in Accounting, Finance, or Business Administration.
- 5+ years of progressive financial management experience, ideally including real estate, construction, or similarly complex environments.
- Prior public practice/firm experience is an asset.
- Demonstrated expertise in audit, tax compliance, and financial reporting.
- Strong leadership experience with the ability to guide, mentor, and motivate an accounting team.
- Excellent analytical and problem-solving abilities, with a commitment to accuracy and continuous improvement.
- High level of professionalism, accountability, and ownership.
- Strong verbal and written communication skills.
- Proficiency in MS Office, Teams, SharePoint, and modern accounting systems.
